Drivers travelling from Khirdalan to Baku face traffic jams, particularly during the morning and evening rush hours. Residents say it can take them 30 to 45 minutes, or even longer, to reach the capital. Congestion affects daily life and is also prompting changes in the property market.
Some residents are considering selling their homes in Khirdalan and moving to areas of Baku with better transport links because of the traffic, ITV reports, citing Operative Information Center-OMM. However, buying a home closer to the city centre after selling a property requires additional funds, making the move unaffordable for some.
How long does it take to travel from Khirdalan to Baku?
Residents say traffic worsens when schools reopen and more people commute to work. On some days, the journey from Khirdalan to the capital takes 40 to 45 minutes.
Residents also say that living in Khirdalan is convenient in other respects. In their view, the main problem is the time lost travelling to and from the city.
Does traffic congestion lower home prices?
Real estate experts say traffic congestion in suburban areas of Baku, particularly Khirdalan and Masazir, is one of the factors affecting the property market.
An expert said demand for land plots and detached houses typically rises from late June to late August. Demand may fall from September, potentially affecting prices.
When many properties are put up for sale in areas with severe traffic problems, competition increases and prices may decline.
According to the expert, prices for detached houses and land plots range from 35,000 manat to several hundred thousand manat, depending on their documentation, size and other features. The expert estimates that a large number of properties being put up for sale in congested areas could bring prices down by as much as 10% to 15%.
Prices rise in areas near metro stations
The expert also noted that demand for real estate near metro stations continues to grow. Prices in these areas are reported to have risen by an average of 5% to 15%.
Transport accessibility therefore remains one of the main factors influencing homebuyers’ choices. In suburban settlements such as Khirdalan, traffic congestion can affect residents’ daily lives as well as how long properties take to sell and their prices.
