The official presentation of the Trump Tower Tbilisi project was held in Georgia’s capital. Valued at $2 billion and covering a total area of 600,000 square meters, the project was described by Prime Minister Irakli Kobakhidze and other officials as the largest single investment in the city’s history.
The project centers on the construction of a 280-meter, 62-story tower. Earlier materials said the building would have about 70 stories, but the final design has not yet been approved. The tower is expected to become the tallest building in the South Caucasus and will be located beside the renovated Central Park in the capital.
The architectural design was prepared by Gensler. The tower is scheduled for completion in 2031, while the larger complex, consisting of six towers, is planned to be completed in 2033.
Meni Benish, head of Archi Group, one of the project’s partners, said the apartments would mainly be offered to buyers who would not live in them full time, including diplomats, business travelers and investors. Sales campaigns have already begun in Israel and Dubai, according to the project partners. Benish said only a small number of Georgians were expected to buy apartments, adding that the project was primarily intended for people seeking investment opportunities in the city.
Prime Minister Irakli Kobakhidze said the project “goes beyond the framework of urban development.” According to him, construction would create thousands of jobs and provide Georgian companies with multiyear contracts.
Economy Minister Mariam Kvrivishvili said the project would create new jobs, bring international standards and promote closer cooperation between Georgian and foreign companies. Eric Trump, in his remarks, praised the government’s economic performance and claimed that annual GDP growth stood at 10 percent.
The presentation came at a time of deteriorating relations between the Georgian government and Western countries. The ruling Georgian Dream party suspended talks on European Union membership in November 2024. The decision triggered weeks of protests across the country.
The parliamentary elections held in October 2024 also drew criticism from international observers. Observers expressed concern over alleged vote-buying, pressure on voters and intimidation. The US Treasury Department subsequently imposed sanctions on a number of Georgian officials. The United Kingdom and the European Union also imposed sanctions and visa restrictions on some Georgian officials.
Trump Tower Tbilisi is being developed outside official intergovernmental channels. The project involves the Trump Organization, Sapir Organization and Georgia’s Archi Group, Biograpi Living, Blox Group and Finvest Georgia. Donald Trump Jr. has also publicly promoted the project.
Trump Tower Tbilisi is not the first project proposed under the Trump brand in Georgia. A similar tower project announced in Batumi was never completed. The current project remains at the presentation and development stage; although the partners have released visual renderings, its final outcome is not yet known.
