“Nearly 30 residential buildings in Baku’s Nasimi district that are unsafe and have reached the end of their service life are scheduled for demolition.”
“Operative Information Center-OMM” reports, citing Baku.ws, that Azerbaijani Appraisers Society (AQC) Chairman Vugar Oruc made the announcement.
He said the demolition work would mainly cover Samad Vurgun, Bulbul, Shamil Azizbeyov, Mirza Ibrahimov, Jalil Mammadguluzadeh and Sabit Rahman streets:
“Relevant state agencies have drawn up reports on the technical condition of the buildings slated for demolition. The documents state that the buildings are unsafe and that living there poses a risk to residents’ safety.
The work in these areas will not be limited to demolition. Some sites are to be renovated using state funds, with parks built and road infrastructure improved. In areas where investment projects are planned, new residential buildings will be constructed on the sites of the old ones.
Residents of buildings to be demolished at investors’ expense are expected to be offered new apartments. Compensation is planned to cover residents’ rental costs during construction. Once the new buildings are completed, residents will be given apartments there.”
The AQC chairman added that compensation would depend on the location, the value of the property and the terms of the project:
“Preliminary assessments suggest compensation in some areas could be about 2,000 to 3,000 manats per square meter. In less central areas and sites considered unsuitable for building a new residential complex, the amount is expected to range from about 2,000 to 2,500 manats. However, specific figures will be set after valuations are carried out for individual addresses.
Another issue concerns homes for internally displaced people at 34 Mirali Gashgai Street in Nasimi district, where more than 50 families live. Documentation and inventory work for the area has been carried out, and the process has begun.”
